Our Process

At Turgut Kapisiz - Property Buyers Advocate, we believe in a structured, transparent, and strategic approach to property buying. We’re committed to guiding you through each step of the process to ensure that you make informed, confident decisions every step of the way.

1. Discovery Call

Our process begins with an initial discovery call, typically lasting 15-30 minutes. During this call, we take the time to understand your unique needs, goals, and any specific requirements you have for your property purchase. One of the key goals of this call is to determine whether you have the necessary financial approvals in place. If you don't, we can refer you to our trusted mortgage broker to help secure the right financial support. At the end of the Discovery Call, if we decide to take the next steps, we’ll confirm the date and time for the Strategy Call, which will usually take place within a few days. We’ll also discuss who needs to be present on the Strategy Call to ensure that all parties involved in the property transaction—such as other decision makers or stakeholders—are included. A calendar invite will be sent to all relevant participants based on everyone’s availability.

2. Strategy Call & Engage

Once we’ve established your financial position and identified your needs, we schedule a 1-hour strategy call. By this point, we should have a clear understanding of your financial position and borrowing capacity. During this call, we’ll discuss your specific preferences, long-term goals, and property options. We’ll dive deeper into potential locations, pricing, and options that meet your criteria. Additionally, this is the perfect opportunity for you to ask any questions you may have about the process or your specific situation. We aim to provide all the information you need to feel confident in moving forward. At the end of this call, we’ll formalize our partnership and request a retainer fee to officially engage our services. The Strategy and Engage processes are typically handled together during this call, allowing us to move forward quickly and efficiently, without delays or unnecessary back-and-forth.

3. Pursue/Search

In the "Pursue/Search" phase, we begin actively searching for properties that fit your needs. We’ll present several suburbs or properties that match your financial requirements. For investors, we’ll specifically present three high-demand suburbs and corresponding property options. Once you’ve identified the properties that interest you, we’ll begin negotiations with agents or sellers to secure the best possible deal.

4. Negotiation and Purchase

Once a property is selected, we enter the "Purchase" phase. We will work with you to finalize the details of the purchase, handling the negotiations and ensuring all aspects of the transaction are completed smoothly. After the settlement is complete, we’ll finalize the remainder of the payment, and you’ll officially own your new property.
